720 King Street West is a 350,000 square foot commercial office building located in downtown Toronto at the corner of King Street West and Bathurst Street in King West Village. The building is owned by the Hospitals of Ontario Pension Plan (HOOPP) with Triovest Realty Advisors Inc. representing HOOPP as asset managers. The property itself is managed by Kipling Realty Management Inc.
The 10-storey commercial office building abuts the property lines along the south, west and east sides. On the north side, a small surface parking lot of approximately 18,800 square feet extends to the property line. Limited additional parking is available on one underground level below the building.
The building was constructed circa 1974. Completed in phases between 1998 and 2004, a major renovation of the building changed its original use of light industrial to a commercial class ‘A’ office occupancy. The building has since undergone many interior renovations accommodating tenant requirements. Though over 90% of the building is office space, there is a mix of restaurant and personal service retail units on the ground floor.
In November 2014, the building was awarded LEED EB:OM Gold certification by the CaGBC. As a testament to the continuous improvement efforts of the ownership and property teams the building was recertified LEED Platinum in December 2019. Leadership in Energy and Environmental Design (LEED), is a rating system that evaluates the environmental performance of a building.
