What is LEED?
Leadership in Energy and Environmental Design (LEED ©) is a rating system devised by the US Green Building Council (USGBC) to evaluate the environmental performance of a building and encourage market transformation towards sustainable design. The Canadian Green Building Council (CaGBC) has adapted the rating system to reflect the environmental differences and to meet requirements of Canadian buildings.
LEED is a point-based rating system; points are earned for building attributes considered environmentally beneficial. 720 King is in the process of certification for the LEED for Existing Building’s, Operations & Maintenance (EBOM).
LEED has 110 points covering seven topic areas, following is an overview of the credits that 720 King is working towards:
Sustainable Sites: alternative transportation, building landscape management and pest control, hardscape management
Water Efficiency: reducing water consumption, minimizing waste water
Energy & Atmosphere: reducing building energy consumption, responsible management of ozone-depleting chemicals, commissioning of building systems
Materials & Resources: comprehensive waste program, use of locally sourced and sustainable materials
Indoor Environmental Quality: green cleaning policy, use of low-emitting materials and low VOC’s, occupant control of thermal comfort of work space, improved delivery of ventilation air
Innovation in Design: awarded for exceeding credit requirements, development of a green education program for the building, using a LEED accredited professional
Regional Priority: These are credit achievements that are beneficial to the unique environmental issues of any given geographical location.
LEED has four performance ratings:
40 to 49 points: Certified
50 to 59 points: Silver
60 to 79 points: Gold
80 or more points: Platinum
LEED is the most recognized green building rating system in North America. There are over 4,000 buildings that have been registered with the CaGBC. Achievement of any LEED level represents a significant reduction in building environmental impact and improvement of indoor environment, which is beneficial to the occupants.
